Built in 2018, this luxury, boutique-style multi-family residence includes 105 units and features amenities perfect for the modern renter who is looking to be close to popular attractions while maintaining a balanced urban lifestyle. Seven 10 is located in the Chicago neighborhood of River West, just walking distance from West Loop, River North, Fulton Market District, and Grand Blue Line.

This site abuts the railroad right of way that drained into the parking lot that occupied the property. To ensure that there were no drainage issues up against the building or near the railroad, Eriksson Engineering Associates, Ltd. (EEA) assisted in coordinating the design of a retaining wall against the property line dividing the site from the railroad. EEA designed a riprap stone swale and drainage system behind the wall that directs flow into the public alley, away from the building walls and private parking lot.

Detention is stored in a custom vault underneath interior parking and the retail space. The detention requirements were mitigated by the addition of green roof areas on the building. In addition to the onsite paved parking lot areas, the alley and sidewalks were reconstructed to ensure proper drainage was maintained and ADA compliance was met.
