Emerson St. Apartments (E2)

Consultants at Eriksson Engineering Associates, Ltd. (EEA) developed designs for a residential mixed-use development in Evanston, Ill. The development, also known as E2, includes high-rise residential space, as well as townhomes, for a total of 368 units. Commercial space is included on the ground floor with an attached three-story parking garage, and an amenity deck and pool are accessible on the roof.

During the early phases of the project, EEA assisted with the design and permitting of the surrounding streetscape and utility service connections to the building. Approvals for sanitary sewers, storm sewers, and water mains were coordinated through the City of Evanston, the Metropolitan Water Reclamation District of Greater Chicago (MWRDGC), and Illinois Environmental Protection Agency (IEPA).

On behalf of the client, EEA consultants also worked with the City of Evanston and a private landowner to allow a storm sewer connection through a private alley to an existing off-site detention facility. Despite initial challenges, EEA’s design team was able to demonstrate the proposed improvement would not adversely affect the private alley and surrounding property. This effort eliminated the need for an underground detention tank beneath the building, saving the client more than $150,000.

This building achieved LEED Silver certification.
