Elmhurst 255 – Downtown Elmhurst Apartments and Retail

Downtown Elmhurst apartments and retail development, Elmhurst 255, is the culmination of the City of Elmhurst’s effort to develop under-utilized city-owned properties. After a competitive RFP process, Morningside was selected to develop the parcel. The project consisted of 192 luxury rental units, 12,000 square feet of retail space, a 9,000-square-foot public plaza, and a mix of private and public parking. The project occupied approximately three acres of land; a portion of which was formerly Hahn Street vacated to make room for the project.

As the civil engineering consultant, Eriksson Engineering Associates, Ltd. (EEA) was challenged with untangling the existing utilities that existed in the Hahn Street right-of-way. EEA’s drainage experts developed a plan to re-route the existing storm sewer that provided a connection between York Road and Addison Avenue.

EEA incorporated several Stormwater Best Management Practices (BMP) into the design to meet the requirements of the DuPage Countywide Stormwater and Flood Plain Ordinance. These BMPs included the installation of a green roof system, the addition of underground detention to reduce flows from the public plaza, and the placement of rain barrels in key locations.
