Atria at River Trail

Nestled next to DuPage River Park, Atria at River Trail offers senior living residents views of the nearby nature areas and access to outdoor landscaped courtyards and an on-site memory-care garden.

Eriksson Engineering Associates, Ltd. (EEA) provided civil engineering, traffic and parking, and landscape architecture services for assisted living and memory care development.

Civil Engineering
A significant change in the site’s elevation posed issues with the relatively flat facility. EEA civil engineers assessed the client’s needs and offered a variety of solutions to lower the elevation of the building and decrease the number of retaining walls. When the Illinois Department of Public Health (IDPH) retroactively changed watermain guidelines impacting the project, the civil engineering team advocated on behalf of the client to find a solution. An existing stormwater basin was repurposed by EEA to reduce the project costs for the client and meet the stormwater requirements.

Landscape Architecture
The amenities at Atria at River Trail offer residents easy access to the property’s natural surroundings. Detailed landscape plans were prepared for on-site independent living and memory care gardens. A circular walking path weaves through the independent living garden and is lined with seating areas, a fire bit, benches, and large trees for shading. The memory care garden path incorporates specific surfaces and grading for ADA accessibility. The garden is outfitted with a pergola, water feature, benches, and movable ADA height planter boxes.

Traffic Engineering
A traffic and parking review of the project presented a description of the proposed site, existing transportation conditions and surrounding land-uses, the proposed development’s traffic characteristics, and parking needs.
The report concluded the site’s existing 60 parking spots met the needs of the development and exceeded the zoning and Institute of Transportation Engineers (ITE) parking requirements.
