Advocate Condell Libertyville Medical Office Building

Advocate Condell Medical Center had one remaining piece of undeveloped property on its campus in Libertyville, Illinois. The 13-acre site known as the “Allen Property” was a wooded parcel located in a high visibility area adjacent to Milwaukee Avenue and Condell Drive. It sat undeveloped for years until Advocate proposed the construction of a new $36 million medical office building (MOB) that focused on ambulatory and outpatient care.

Eriksson Engineering Associates, Ltd. (EEA) was an integral part of the design team for the Advocate Condell Libertyville MOB. Project considerations included conserving many of the existing specimen trees, working around US Army Corps of Engineers wetlands, and positioning the building to maximize visibility.

A traffic study was performed to confirm minimal vehicular impact to the area. In addition to the two-story, 44,000 square foot building, the site features parking for 258 staff and visitors, a naturalized detention basin, public sidewalk, watermain loop and loading area. Due to the shallowness of the village’s sanitary sewer, a private lift station and force main were installed to handle the building’s waste discharge.
