465 North Park
Home to luxury apartments and retail, 465 North Park stands 48 stories high and is situated in Chicago’s Streeterville neighborhood. Eriksson Engineering Associates, Ltd. (EEA) civil engineering professionals were instrumental in helping the architecture team integrate the building design into the unique footprint of the site.
The existing site was once part of the historic Ogden Slip, a bustling industrial harbor. The now filled-in boat slip, located directly underneath the building, provided the design team with exceptional challenges. EEA designed a complex stormwater management system specifically customized to address the conditions of the soil above the slip and meet the requirements of the project architects and structural engineering team members.
EEA was instrumental in maximizing the building’s ground-floor retail space. Instead of placing the water meter room in a typical location on the ground-level of the building, EEA proposed an underground water meter room, increasing the amount of rentable space for future retail tenants.
A single access point on congested East Illinois Street was redesigned to two access points on less busy streets at North Park Drive and North New Street. One of the points, located off of a bridge deck, posed a dramatic change in elevation to the existing site. EEA designed new driveways to seamlessly connect the access points across the large tilt of the site.
This project was selected as Platinum in the Specialty – Design detail category for the National Association of Home Builders Best in American Living Awards and also received the 2019 Distinguished Building Award from AIA Chicago.
