3Eleven

The trend-setting apartments at 3Eleven, located in the River North neighborhood of Chicago, stand at 24 floors and include 245 units. Truly representative of a transportation-oriented development (TOD), this sleek, luxury mixed-use tower includes a 3,000-square-foot retail complex located below the apartments, a parking unit for cars, and bike storage with a repair shop.

For residents who decide to live on Floors 20-24, these units come with IOTAS Smart Home Technology built-in – 3Eleven is the first apartment building in Chicago to offer this type of technology. 3Eleven also offers amenities such as a pet-friendly environment with a grooming and relief area, a mailroom with Amazon Hub lockers, a coffee bar located in the lobby, a social lounge, a rooftop terrace, and a state-of-the-art fitness center. This building was designed to be LEED-certified.

The property was previously a surface parking lot for the adjacent church. 3Eleven now provides parking on the first level of the parking garage for church patrons. Eriksson Engineering Associates, Ltd. (EEA) worked to ensure that the church’s existing utility services were not cut off during construction of the project.
Civil Engineers from our team also coordinated the design of a stormwater management system with the architect, as well as structural and plumbing consultants. To ensure that trucks could access and exit the loading dock from the alley, EEA provided coordination during this reconstruction and also focused on drainage improvements in this area. Additionally, EEA ensured the adjacent sidewalks and crosswalks were ADA compliant. When constructing the tower, many factors for pedestrian safety were kept in mind since public transit options are close by in this urban setting.
