Advocate Outpatient Center Lakeview

Centrally located in the heart of Chicago’s Lakeview/Wrigleyville retail corridor, the Advocate Outpatient Center Lakeview at 3124 N. Clark Street serves the growing healthcare needs of Lakeview and neighboring communities, with room to expand as demand for primary care continues to increase. The new 49,000 SF center showcases Advocate’s commitment to adaptive reuse through rehabilitation of the old Sports Authority which previously occupied the storefront property.

Following an Integrated Lean Project Delivery method, this project also involved the redesign of the parking lot and underground detention system as well as new utility services. The existing structure included a parking garage and surface parking which provides 113 spaces to serve both staff and patients. The surface parking lot was rearranged to accommodate a landscaped garden and parking buffer.

During construction, it was discovered that an existing AT&T duct bank was installed directly over the top of the water main where the new service connection was located. Through coordination efforts with the contractor and permitting agencies, it was determined that a connection would not be feasible. As the civil engineering consultant for this project, Eriksson Engineering Associates, Ltd. (EEA) coordinated a new location for the water service at the north side of the building. EEA was also able to coordinate an expedited review time on the new water service to keep the project on schedule.

The Advocate Outpatient Center Lakeview is among a series of new outpatient centers throughout the Chicagoland area. The project received the Distinguished Building Award at the 2019 AIA Chicago Design Excellence Awards as well as a 2020 Citation of Merit/Distinguished Building Award from AIA Chicago at the 65th Annual Awards Program.
