800 Dierking Terrace is an industrial development located near Higgins Creek in Elk Grove, Illinois. The planned 41,280-square-foot speculative warehouse, will have four drive-in doors, 13 exterior docks, and parking for 60 cars and 48 trailers.
Eriksson Engineering Associates, Ltd. (EEA) civil engineers were hired by the developer to overcome design challenges associated with the property’s location. The proximity of the 5.2-acre site to the Higgins Creek Tributary meant 20 percent of the site was located in a floodplain.
EEA engineers worked with the client to maximize the buildable area of the site. The team created a stormwater management plan to achieve the required volume. Three vaults were placed below the truck maneuvering and trailer parking areas. Two of the vaults provide compensatory storage for the floodplain volume displaced by the development. A third vault meets the needed stormwater detention for the project. All of the vaults were carefully designed to operate with the flow of the adjacent tributary waters.
The team of engineers faced other design challenges including, crossing a 16-inch water distribution main with driveways and utilities, coordinating utility service connections, minimizing the earthwork cut/fill, ensuring space for trucks to navigate through the crowded site, and reviewing the site’s adherence to American with Disabilities ACT (ADA) standards.
EEA secured permits from the Village of Elk Grove, MWRD and Illinois Environmental Protection Agency (IEPA), allowing co
