2119 Fisher Drive

Construction is underway on the 104,957-square-foot warehouse facility located at 2119 Fisher Drive in Naperville, Illinois. The project, developed by Molto Properties, is located on 10- acres of undeveloped land immediately south of I-88. Triumph Construction Services is leading the building service for the development expected to open in the Fall of 2017.

Civil Engineering

Eriksson Engineering Associates, Ltd. (EEA) performed civil engineering design services for the project and obtained permits from the City of Naperville for the site geometry, drainage and utilities. A stormwater detention basin was designed to accommodate the new development, portions of Fisher Drive, and a neighboring building.

A permit was obtained from DuPage County for impacts to a small wetland located on the property. EEA’s civil engineering team also coordinated permitting with the Illinois State Toll Highway Authority to discharge stormwater runoff from the detention basin onto the tollway property.

Landscape Services

EEA’s landscape design team developed a tree preservation plan to protect mature trees on the site. Native vegetation was incorporated into the design of the detention basin to meet the DuPage County Stormwater Best Management Practices requirements.

Traffic & Parking

A traffic memorandum was prepared to analyze the site trip generation of cars and trucks cycling through the property. EEA also reviewed the proposed parking plans to confirm the project was in compliance with the City’s parking code requirements.
